In 2018, Shivam Chaudhary enlisted a spare bedroom in his Dehradun flat on AirBnb to make some extra money. Two years later, the entire three-BHK apartment is on the online marketplace platform with each room priced at INR 1,400 per night. "Initial income from one room listing was 5 times more than what I had anticipated. The potential business model prompted me to list the entire apartment," says Chaudhary.

Homestays, bed and breakfast (B&B) or guesthouses—the concept of B&B lodging is fast becoming a popular business model for homeowners who have extra space in their property to spare. As of February 2019, Airbnb alone has about 45,000 listings in India, as announced by the platform's co-founder and chief strategy officer, Nathan Blecharczyk during a summit.

The concept of homestays is quite simple. You rent out your unused property for short spans to guests travelling in your city. It is different than a hotel as you as a host share the house with your guest and do not have to provide round the clock room or restaurant service, as is the case with a hotel. It does not require heavy infrastructure either and, hence is easy on your pocket.

So, if you love hosting and want to start your own homestay business, here's a guide on how to go about it.

List on Online Platforms

The easiest way to start is to list your house on platforms such as Airbnb, Booking.com , Trip Advisor and Homestays.com. Alternatively, you can also post ads directly on Facebook, Instagram and Google to save on the commission charged on such platforms.

As part of the signing up process, you need to upload identification and property-related documents. You don't have to pay anything for listing yourself on these portals but they charge a commission of 3-6 per cent for each booking.

There are no restrictions on how much space can be let out. From a single room to an entire floor to a villa, you can let out as much space as you want. Take the case of Goa-based couple Latika Singh and Rahul Singh, who are full-time hosts to a three-story homestay. The duo has let out two floors in their house, keeping the ground floor for their use.

Platforms such as Airbnb let you set your own rate. To begin with, check prices of listings in your area to get an idea about how much can you charge for your space.

Rates are not sacrosanct and can be changed by the owner depending on demand and season. Singhs lower price of their homestay during May-August, as that's the off season in Goa. Whereas during Christmas and New Year week, they mark-up their prices by 15-20 per cent because of higher demand due to the Sunburn festival.

Chaudhary, on the contrary, doesn't tinker much with his apartment's rates. "I get bookings all year round as Dehradun is both a travel destination and a business hub. Bookings drop barely 10-15 per cent during winters, so I don't usually reset price of my listings," says the 30-year-old businessman.

If you need the space for your personal use, you can block those dates on the platforms in advance.

Most importantly, before you enlist, figure out the permissions, registration process and other legal requirements of a homestay business in your city. The concept of Airbnb in India is fairly new and so there are no defined rules on whether a homestay qualifies as a commercial business or not. The rules vary across states so it is recommended that you visit the nearest district tourism office to understand the regulations.

Costs of Setting up

Setting up a homestay can cost you anywhere between INR 30,000-50,000. Here's a breakdown of all the costs involved:

One-time Costs

  • Furnishing: To begin with, you will have to set up the space with basic furniture such as bed, table, a pack table, a chair and linens like curtains, bed sheet, bed cover, etc. Furnishing can cost you INR 10,00015,000, depending on how much you want to decorate your space.
  • Basic amenities : Water kettle, towels, basic cutlery are basic amenities, which is another INR 3,0004,000.
  • Optional amenities: Additional facilities such as airconditioner, cooler, geyser, air-purifiers, etc., can further cost you upwards of INR 20,000.

Recurring Monthly Costs

  • Bills: Electricity and Internet bills will be INR 5,0006,000.
  • Cleaning: Laundry (bedsheets, towels) and cleaning is another INR 6,0007,000.
  • Grocery and Utilities : Groceries for breakfast and basic items to include in the room such as toiletries, tea and coffee pouches, milk pouches, salt and pepper, etc., will cost you INR 1,5002,000 per month.
  • Staff: You can hire an assistant for help with smaller tasks or managing the homestay. For instance, Chaudhary has hired a fulltime assistant who hosts guests as he himself doesn't stay in the apartment. He is paid INR 15,000.

Earning Potential

Income from homestay business will typically depend on how much space you have let out, amenities provided and location of your house. A single room with all basic amenities can be priced anywhere between INR 1,500-2,000.

Bigger spaces like a villa or an entire floor will obviously be priced higher, but gets fewer bookings compared to single rooms. "We have two listings—two rooms on second floor for INR 1,700 each and third floor apartment for INR 3,800. But, we get more bookings for single rooms," points out Latika. During full season, she gets an average 20 bookings every month for the bedrooms and 10 bookings for entire floor, earning the Singhs INR 40,000-80,000 a month.

If your property is close to tourist spots and gives easy access to public transport, you can price it higher. Also, added amenities such as air-conditioning, running hot water, air-purifier and a functional kitchen usually attract more tourists as opposed to a basic lodging option.

Delhi-based Anmol Bagga has installed air-purifiers in his homestay to tackle air pollution. "I have seen an increase in bookings from foreign tourists ever since I've installed air purifiers," says Bagga, who has listed a two-BHK on Airbnb for INR 3,200 per night.

To give you a ballpark figure, an average booking of 15 days per month of a single room can fetch you INR 18,000-20,000, after removing operational costs and commission of online platforms.

Your can have lean periods depending on the tourist season of your city. For instance, if you are in Rajasthan, you will get very few guests during summers. On the other hand, homestays in Shimla will get few travelers during winters.

Guest Houses Can Be Profitable. Here’s The Secret Sauce

From hotels, motels, bed and breakfast, resorts, to hostels, I have written blogs about everything.

However, there was amiss.

I haven’t talked about guest houses. 

Well, I didn’t ignore it; I was just waiting for the right moment and here it is. 

If you’re new to this industry or venturing for the first time, there’s a big learning curve ahead. I will try to cover some of the fundamental tips for running a guesthouse.

So, take this article as one of the pivotal steps on how to run a guest house business and make it big in the segment.

Over the years, various types of accommodation providers have emerged in the hospitality industry. While some couldn’t stay still, some managed to make a long-lasting impact on travelers as well as the industry. And one of those types is guest houses.

Travelers nowadays seek accommodations where they get a homely vibe and yet enjoy the services of a hotel. And this is where guest houses come into the picture.

Also, guest houses are often more reasonable than hotels and much better.

You can take it from me.

Now, instead of writing my take for this section, here’s something an acquaintance of mine shared with me during our conversation.

To note, this acquaintance is also a successful hotelier who owns a hotel and 2 guest houses in Guwahati, India.

This is what he said when I asked him about the current scenario of guest houses:

“Harsh, to be honest, lately I have been focusing more on my guest houses. And I kid you not, they are giving my hotel a run more the money. We even had a meeting sometime back about expanding our guest houses and more services, because the demand is increasing substantially. I don’t know if it’s exactly because of covid or something else, but what’s sure is that travel preferences have changed. Currently, travelers are keen on B&Bs, homestays, and guest houses. And if you ask me, the demand for these accommodations is going to spike in a few months or years down the line.”

Even though guest houses are considered to be a part of the smaller accommodation industry, the rewards are high.

Now, when I say profitability, what’s the first thing that comes to your head?

An overwhelming mathematical formula? If so, then slow down.

There’s much to cover before that.

Starting and running a successful guest house takes a great deal of research, time, money, strong strategy, and mental fortitude. And if you can make them work in perfect sync, you’re going to get profitable.

Which is why we are starting from the fundamentals.

Here are the things to keep in mind when you’re running a guest house:

1. Perform competition and market analysis

Though, both the methods work, knowing about your competition seems to be wiser.

And it is the same with guest house businesses.

The segment isn’t big enough, which is why the competition is tough. So, if you’re planning to start a guest house, it is advised to perform an in-depth analysis of the competition and market.

Simply put, it helps you determine the strengths and weaknesses of the competitor guest houses. Which, further helps in crafting your property’s unique factors, using them for promotions and marketing purposes, and planning strategies for how to expand into a new market.

2. Focus on a specific group of travelers/guests

When you start a guest house, you might feel like catering to a wide variety of travelers with a wider range of wants and needs.  

While this might be intriguing, it presents a lot of challenges. And if you fail to overcome those challenges, it might not work the way you want. 

Then what’s the best thing to do?

Targeting a certain guest base should work the best for you.

But what if your guest house is located somewhere else and you’re not sure whom to target?

In that case, the previous point on market analysis is going to be your sidekick. Do some in-depth market research and find out who is more likely to be your ideal guest base.

If you have read my previous articles for hotels, B&Bs, and other accommodation segments, you must have noticed that I always talk about budgeting.

Doesn’t matter what’s the shape and size of your guest house or accommodation business, you need to have a budget in place. After all, knowing how much money is coming in and going out of a business is important.

Now how do you create a budget? What are the factors involved? Who’s responsible for this aspect?

Various questions might arise.

Well, fret no more.

4. Leverage the power of aggregators and OTAs

Aggregators and OTAs play a crucial role in the hospitality industry. And for hotels to become successful, it is vital to work with them.

The reason is that aggregators and OTAs have a massive audience that checks them out daily. They are responsible for driving huge bookings to accommodation businesses worldwide.

Now, there’s of course a commission included which many don’t like. However, if you know how to make it work to your advantage, then working with them shouldn’t be a problem.

5. Incorporate revenue management practices

Before I go on to talk about the nuts and bolts of revenue management, there’s a little something I want to state.

If you’re a new guest house and don’t have the budget, then this is completely optional.

In simple words, with revenue management, you’ll be able to understand at what time of the year you should increase your prices and when you should lower them.

So, if your guest house business strategy and budget allow, you definitely should go for revenue management.

6. Invest in the latest technology

Technology is at the forefront of the hospitality industry. Be it a hotel or a guest house, the right set of technology can take an accommodation business to sheer heights.

Furthermore, when I say technology, there are various types — property management system, channel manager, booking engine, self-service kiosk, contactless solution, etc.

Now, if you’re a new player in the guest house segment, a comprehensive property management system (PMS) is a great choice.

It not only streamlines and automates your guest house’s operations but improves your bottom line revenue.

And going forward you can start exploring other technological elements and integrate them into your PMS.

7. Invest only in relevant marketing aspects

When it comes to marketing in the hospitality industry, it is easy to get excited by all the avenues available.

But wait, Pal!

Getting your hands on every channel isn’t the wise decision you’ll make.

Do your research on the marketing channels that are more likely to drive reservations to your guest house.

8. Keep it clean and contemporary

While I talked about some of the prominent aspects of making a guest house profitable, we cannot overlook this one.

Because guests are going to experience the real deal when they step into your property and if it’s not clean or up to the mark in general, the impact won’t be a nicer one.

If someone has chosen your guest house over a hotel, then s/he is not just looking for a reasonable stay but also a clean and comfortable stay.

Therefore, spend a good amount of time on your guest house’s makeover and keep it spick and span.

9. Have a service mindset

When I say service mindset, what exactly I mean is that you have to take every extra mile to offer the best experience to your guests.

The secret to mastering the art of hospitality is having empathy. Your guests are humans, so think of them as humans and not just someone who is paying you for accommodation.

A guest house is a home (could be private or commercial) where you rent a room within the house and offers all the services and facilities comparable to a hotel. Not to mention, guest houses are often cheaper than hotels.

A guest house and bread and breakfast aren’t the same. Although both accommodations are homes, a B&B is a private home where rooms are converted to provide accommodation to guests. Furthermore, guest houses are often a little larger in terms of the number of rooms and vast in terms of services.

Yes, a guest business is certainly profitable. However, one must need strong business strategies to compete and stay profitable.

Most guesthouse businesses use guest house management software to automate their routine tasks, sell rooms, analyze business and grow their business effectively.

Running a successful guesthouse isn’t a walk in the park. It certainly needs a lot to make things fall in line. And being in this industry for quite some time, I have seen guest houses grow and fall. Location can also determine your rental’s profitability. If you buy or manage a vacation property in an up-and-coming location, or a place that has a nearby attraction, your place might be in high demand. Location is also important when looking for possible cleaners or maintenance workers. A cabin in the woods sounds nice until no one wants to drive there to clean it or fix a broken pipe. 

Type of unit

You should look at the market to understand which types of units you should be managing and what challenges they present, as well as how profitable they might be. You can rent nearly anything:

  • Glamping. Some countries offer loans for purchasing glamping domes or yurts. It’s also less expensive than purchasing a property and it can be quite profitable. You can rent your dome or yurt from $150-400 a night.
  • Rent your property. If you take out a loan for a vacation home , you can rent the property to pay for the mortgage and make a profit.  
  • Rental arbitrage. This STR business model requires almost no initial investment from your end other than the costs related to renting an apartment. In the rental arbitrage model, you sublet an apartment on Airbnb , Vrbo , or any other OTA to pay for rent and make a profit. Your landlord should be notified and give you written consent if they approve.

3. Consider financing options

Your vacation rental business plan is also a way to pitch your company to potential investors. If you’re about to start a property management company , creating a business plan is a great way to formalize it. 

Depending on your business model , you’ll have access to different financing options that have very different initial payment rates. When you know how much money you can invest upfront and who your target investors are, you can tailor your vacation rental business plan accordingly.

4. Determine profitability

What to include in your short-term rental business plan?

Your business plan is a living guide that contains all your goals for your business and how you plan to achieve them. That’s why it contains goals, milestones , and an initial financial forecast. It’s an outline of what you’re planning to do, why you’re doing it, and how you’re going to succeed. You can present this as a one-pager or a longer form shareable document.

1. Executive summary

This section is an overview of your business, you should mention:

  • Who you or the property owners are
  • The skills you excel at
  • Your experience in the business
  • Your short and long-term objectives 
  • The location of your vacation rental (mention nearby attractions)
  • Your business model (house hack, glamping, second home, or rental arbitrage)
  • A broad description of your guest persona

  • What are the tools that you need to learn how to use?
  • What aspects of your business can be automated?
  • How are you planning to improve the guest experience?
  • Are your listings SEO optimized? How are you measuring success?
  • Will you promote using a mix of niche and popular OTAs ? 
  • What’s your plan to increase direct bookings?
  • Are you using social media to promote your listing?

4. Guests personas

A huge part of marketing your property is defining who you are talking to. Do you want your property to be used by families, expats, digital nomads, or college students?

Defining your guest persona allows you to determine your value proposition , unique selling points , and marketing strategy . Include their:

  • Demographics
  • Motivations
  • Behavioral characteristics
  • Booking habits
  • Preferred OTA

If you have a pet-friendly property and you want to attract dog owners, then, your marketing strategy will be more successful if you promote on niche listings like BringFido along with global listing sites.

For example, let’s say you bought soundproof windows and a memory foam mattress that guaranteed a good night’s sleep, that’d be your value proposition. If you offer one free night to guests who book a three-day stay, it becomes your unique selling point.

You can use tools like Zillow and AirDNA to look into your local competitors and ask yourself if your property is better than other competitors because you:

  • Is it easier to access using public transportation?
  • Is it closer to the beach or the main city attraction?
  • Is it downtown?
  • Is the price -value ratio better than the competition?
  • Does it have discounted rates on certain days of the week?
  • Does it have better amenities? 
  • Does it look clean and new?
  • Does it have a copy that converts?
  • Is the description clear?
  • Does it have professional photography?

You should also define which listing sites your competition is using and see if there’s any room for improvement. 

7. Operations and teams  

Your operation plan is a rundown of how you’ll operate your business, how much it’ll cost, and which tools you’ll use. Some tasks you should outline include:

  • How are you going to account for everything that’s in your property? 
  • How are you planning to restock the lost or broken items? 
  • How many times a year will you do an inventory check?
  • Are you hiring a team to work full-time on your property? 
  • Did you already hire a cleaning and maintenance agency?
  • Are you managing your Airbnb using software ? 
  • How are you managing different channels and distribution?
