Having been fascinated by real estate for many years, I am highly focused on pursuing a career in international property investment. My work experience and undergraduate studies to date have been targeted at preparing myself for this career. Now I wish to take another decisive step down this path by studying a Master’s in real estate finance and investment. Through doing so, I intend to acquire a high level of theoretical and practical level of expertise in the financial, economic, legal and management aspects of real estate, ranging from portfolio risk management and valuation techniques through to debt finance and international property law.

One of the aspects of real estate that most interests me is its unique nature as a category of investment. When compared with other forms of investment, for example commodities, shares or direct investment in a business opportunity, investing in property is grounded in a unique set of factors, all of which must be understood by the investor if they are to make the returns that they seek. Successfully investing in property therefore requires a different skillset relative to investment in these other types of assets. I am also particularly interested in how, in the context of today’s economic instability, real estate investment has developed relative to other forms of investment, both with regard to the role played by real estate in contributing to the current crisis and additionally the way investment in property has changed as a result of the global downturn. I have always applied the best of my talents to my school and university studies, and have enjoyed the rewards of the excellent results that this commitment has afforded me. After being awarded a prestigious Spanish Embassy award to study at the Miguel de Cervantes School in Sofia, I went on to graduate with an outstanding overall grade of 5.96.Whilst at school, I also took the opportunity to gain an initial grounding in business principles by studying for a Certificate in Management at the National Management School for Undergraduates, also in Sofia. The certificate generated my first interest in the world of real estate through my completion of a case-study project that examined a residential development as an investment opportunity. I was fascinated by the different factors that have to be taken into consideration when making a real estate investment decision, and thoroughly enjoyed the research, forecasting and analysis work that went into the project.

My time at the Miguel de Cervantes School, where the language of instruction is Spanish, marked the beginning of what has been a multi-lingual, international education. In 2006 I began a BA in International Business with Spanish and French at the European Business School, which I completed in 2010 with a high 2:1, having been in the top five percent of my cohort in my first year. I greatly valued the opportunity that this degree gave me to delve deeply into the fields of management, finance, marketing and corporate strategy, as well as giving me rigorous training in vital numerical skills such as financial mathematics and the application of game theory. I particularly enjoyed the international aspects of the course, which allowed me to gain an understanding of business from a comparative and international perspective, something which I regard as vital, especially given my interest in international real estate. In addition to the course having an overall international focus, I also carried out two international study placements, at the Universidad Autnoma de Barcelona and the Institut Suprieur du Commerce in Paris.

My post-university professional career and some of the internships that I took whilst I was an undergraduate have entailed working directly in the real estate sector, and have accordingly helped me to gain a more in-depth understanding of this complex world. At present I work in marketing and administration at a residential property sales and rental company in London. With the company operating in the most exclusive residential areas of the capital, the post has provided an absorbing insight into one of the most dynamic property markets in the world, especially with regard to understanding residential properties as an investment. My responsibility for maintaining the firm’s property database in particular has been invaluable in accumulating an advanced understanding of the London property market. I have also had the opportunity to be involved with business analysis, an area which I find fascinating, as well as learning the ropes of property management through assisting the lettings department.

I have also completed internships at two different companies in Bulgaria, which helped to give me an insight into the investment side of property development. In 2008 I carried out a placement at an investment fund, where I worked as part of a team on the market research and analysis of a proposed property development on the Bulgarian coast. My involvement in this helped me to learn about the complexities of the processes that lie behind property investment decisions, and also gave me an awareness of the financial risk factors associated with property development. The previous year I worked at AG Capital, the largest property company in Bulgaria. This first work experience in the property sector gave me an excellent overview of the many different sectors with which property companies are involved, the different clients with which they work and the overall economic significance of the real estate sector.

Other work placements that I have completed have given me a more general exposure to the business and financial sectors, equipping me in the process with management and analytical skills that I believe will be essential for a career in real estate. In 2010 I worked for a large business services company in London, where I was responsible for managing client relationships. This post gave me an experience of managing the sometimes conflicting demands of different stakeholders, as well as requiring me to develop excellent communication skills to help facilitate productive business relationships. In 2009 I completed an internship at a spirits distribution company based in Sofia.Based in the marketing side of the business, my negotiation skills were honed through working with potential promotional partners.

All my work experience, whether in real estate or other sectors, have helped build in me a strong work ethic, excellent analytical skills, an ability to work under pressure, and a strong desire to succeed in an international business environment. How to write a real estate agent profile that will get you noticed.

Given that reality, real estate agent profiles should be crafted with care and consideration. After all, you’re marketing yourself , so you want to put your best foot forward anywhere you have the opportunity to connect with a potential client.

Yet the Web is filled with — let’s be honest — some pretty bad profile pages. You know the type: fuzzy images, outdated copy, sales speak. The list of grievances is almost endless.

Why are some profiles disasters while others are marketing masterpieces?

I don’t know. Maybe some real estate agents aren’t sure why profiles matter or don’t understand how to make them consumer-friendly. Crafting a good one probably seems overwhelming. Often, people build a profile page and never look at it again.

Whatever the reasons for subpar online profiles, now is the time to give your Web presence a second look. Start pulling up your profile pages and ask yourself a few questions:

• Is there a high-quality photo?
• Are my education credentials meaningful and up to date?
• Do I communicate my unique selling proposition well?
• Is there “agent speak” (terms consumers might not understand) in my profile?
• Am I trying too hard to sell?

Let’s take a closer look at each of these focal points.

Pick the right photo

Have you ever seen marketing material from a real estate agent and said to yourself, “Wow, I wonder how old that picture is?”

You know you have.

Avoid the “headshots” that are simply logos. People want to connect with you, not a logo. Ditto with your dog, your cell phone, a “JUST SOLD!” rider or any other prop. Get a professional headshot , cropped so your smiling face is the focus of the photo. Don’t clutter it up with stuff that doesn’t matter. Just you and your face.

Clarify your education credentials

Think back again to real estate profile pages you’ve seen. Does this look familiar?

Impressive?

Not really. Don’t get me wrong, education is important — crucial, even. But how many consumers — you know, the folks looking at your profile and deciding whether or not to hire you — know what any of those abbreviations after your name mean?

The answer to that rapidly approaches zero.

So, spell it out, but not just by saying, “I am an Accredited Buyer’s Representative!” That still doesn’t mean much. Try something like this:

I believe in continuing education. It helps me to be a better agent for you. I’ve spent 200 hours in the last two years training, learning and refining my craft — so that I can better serve you.

Define your USP

Your USP — Unique Selling Proposition — is what sets you apart in the Sea of Sameness. Odds are pretty good that there are a lot of real estate agents in your market, all competing for limited buyers and sellers. What makes you different from all of them?

It is not an easy thing to define, but a good USP, if it’s communicated well, will really help a consumer understand what you can do for them . And remember, it’s all about them, not you.

Watch the agent-speak

“I closed 43 sides last year — I can sell your home, too!”

As real estate sales professionals, we know exactly what that sentence means.

But what about that potential home buyer? The guy who hasn’t bought real estate since he grabbed a cheap condo nine years ago sees “sides” and thinks, “baked potato or fries?”

It is very easy to include words and terms that you see and use every day. Take a step back and look at your real estate agent profile from the perspective of a consumer. Spell out abbreviations. Define industry-specific terms — or better yet, just avoid them. Don’t force potential customers to try and translate your agent-speak into terms they understand.

Stop the hard sell

Your real estate profile is your biography . It’s a place for someone to learn about you, how you work, and what you can do for them. Although you use it to market yourself, it’s not an overt advertisement. Hard selling on your profile might cast you as “one of those agents” who seems to only care about their next commission check.

I’ll say it again: it’s about them, not you. Your profile is a place for potential clients to get to know you. Real estate is still a very personal, face-to-face business, and your profile may well be your first chance to impress; don’t make that impression be of a pushy salesperson. Make it reflect the professional, helpful and caring real estate agent that you are.

Real Talk: The Personal Statement

For our first entry in the Re al Talk series, Associate Director Nefyn Meissner shares his advice on approaching the personal statement. 

Some applicants feel the need to start their personal statements with a bang by throwing in a colorful personal story or dramatic hook to grab the Admissions Committee’s attention right from the start. I, for instance, could spend the next page regaling you with a pithy vignette from my prior work in elementary education, opening with a vivid description of the time a lively Pre-K student chased me across the classroom with a pair of safety scissors after I tried to correct his attempt at identifying the letter Q. (He was adamant that it was the letter O…just fancier). Instead, I will start this post by reassuring you that our best applicants most often open their essays by making a clear statement in their opening paragraphs. Such essays start strong, dig deep, and end when they should end. These essays do so with a dash of authenticity and brevity. It is my hope that this short essay does just that.

Putting aside debates over whether or not the letter Q is indeed just a more dressed-up version of the letter O, the former elementary educator in me would be remiss if I did not remind you that the two most important things to do when writing an essay are to follow instructions and check your work. This is doubly true for those of y’all applying to law school. A jumbled memo, a rambling oral argument, or a misplaced comma in a contract can all have major implications in the real world. Law school will equip you with the skills and knowledge you need to write incisive memos, craft compelling arguments, and draft ironclad contracts. Show us that you are ready for the challenge by formatting your essays appropriately, following word and page limits, and avoiding simple mistakes.

Content is just as important. Your personal statement should tell us something about who you are, where you’ve been, and where you want to go. Should you add a famous quote at the top for inspiration? No, please don’t. Should you mention you want to come to HLS? We already assume that if you’re applying. Should you talk about your grandmother? Only if doing so helps make the case for us to admit you. Otherwise, we might end up wanting to admit your grandmother. Whatever you write about, keep it relevant and real.

In closing, I’ll share the real secret behind a good essay. That secret? There is none. It’s fine if you can’t write about surviving a classroom showdown over the true identity of certain letters of the alphabet. Just start strong, dig deep, end when you should end, and remember to check your work.

Trump Tower Moscow, and Michael Cohen’s lies about it, explained

Everything you need to know about Trump’s efforts to do business in Russia.

At the center of former Trump personal attorney and fixer Michael Cohen’ s testimony before the House Oversight Committee on Wednesday was President Donald Trump’s long-sought Trump Tower real estate deal in Russia.

“So to be clear, Mr. Trump knew of and directed the Trump-Moscow negotiations throughout the campaign and lied about it,” Cohen said during his opening statement. “He lied about it, because he never expected to win.”

A previous Michael Cohen plea deal court document filed by special counsel Robert Mueller’s investigators states that Cohen lied to Congress at least three separate times about plans to build a Trump Tower in Moscow with Trump’s name prominently featured on top.

Buzzfeed News published an explosive — and thus far uncorroborated — story last month that seemed to shed some light on why Cohen is facing prison time for lying to Congress: because President Donald Trump told him to. It was something later disputed by Mueller’s team .

Cohen returned to the allegation during his testimony. “Mr. Trump did not directly tell me to lie to Congress. That’s not how he operates,” he said. “Mr. Trump had made clear to me through his personal statements to me that we both knew to be false. And through his lies to the country that he wanted me to lie. And he made it clear to me because his personal attorneys reviewed my statement before I gave it to Congress.”

Here’s what we know: Cohen testified to Congress that negotiations to build Europe’s tallest building stopped in January 2016. But emails and other communications obtained by multiple news outlets, and now basically confirmed by Cohen, show those negotiations actually continued much longer: into at least June 2016 , after Trump had already become the Republican Party’s nominee. And BuzzFeed News reported in November that Trump’s company planned to give the $50 million penthouse in the building to Russian President Vladimir Putin.

That matters because it puts Trump’s praise of Russia and Putin in a whole new light — what most animated his warmth may have been personal profit. What’s more, it’s entirely possible that Trump knew a close confidant willingly lied to Congress earlier in the investigation.

It looks like Mueller is intimately aware of those communications, too — and he now has Cohen’s full cooperation. That could spell trouble for Trump, because he has long said he never had anything to do or at stake with Russia, but that’s clearly not the case.

Yet Trump has seemed unfazed. After the Cohen plea deal was announced last November, Trump told reporters that he never really cared about the tower project and was focused solely on running for president. “I wasn’t trying to hide anything,” he said, adding that “we decided — I decided ultimately not to do it. There would have been nothing wrong if I did do it.”

What’s clearer now is that not only did Cohen speak to Trump about the plans during the campaign, but the Trump Organization was in contact with high-level Russian officials at the same time.

Put together, it’s very possible that Trump’s desire for friendly US-Russia relations has less to do with what’s good for America and more to do with what’s good for him.

What follows is a review of the many years Trump tried to do business in Russia, what Cohen specifically said he lied about, and why.

Trump wanted to build in Moscow for decades

Before we get to Cohen’s lies about the so-called “Trump Tower Moscow” project, it’s important to know this: The president’s claim that he never cared about building something in Russia doesn’t track with his many failed attempts to do so over 30 years.

“Russia is one of the hottest places in the world for investment,” Trump said in a 2007 deposition. “We will be in Moscow at some point.”

Let’s start from the beginning. In his 1987 book The Art of the Deal , for example, Trump wrote that he spoke with then-Soviet Ambassador Yuri Dubinin “about building a large luxury hotel across the street from the Kremlin in partnership with the Soviet government.” Trump actually traveled to the country that year to scout locations.

That didn’t pan out, but he kept trying. In 1996 , the Trump Organization briefly explored a potential deal, but it proved fruitless.

In 2005 , Trump’s company signed a one-year deal with the Bayrock Group to push through a construction project in Moscow. One of the real estate firm’s leaders was the Russian-born and mafia-linked businessman Felix Sater. Working with Russian investors, Sater found an old pencil factory he believed could be destroyed and replaced with a luxurious skyscraper.

Sater and Trump grew their rapport during that time, Sater said during sworn testimony in an unrelated libel case. He also recalled keeping Trump informed about the deal’s progress.

“I handled all of the negotiations,” he said. He added that his interactions with Trump were “more of verbal updates when I’d come back, pop my head into Mr. Trump’s office and tell him, you know, ‘Moving forward on the Moscow deal.’ And he would say, ‘All right.’ ”

“I showed him photos, I showed him the site, showed him the view from the site. It’s pretty spectacular,” he continued.

That deal never materialized, but Sater would remain in the Trump Organization’s orbit. In 2006 , Donald Trump Jr. and Ivanka Trump traveled with Sater in Moscow. While there, Sater took the Trump children on a tour of the Kremlin — during which Ivanka even sat and spun around in Putin’s chair while the Russian president wasn’t around.

(Vox reached out to Sater for comment, but he has not responded as of publication time.)

In November 2013, Trump traveled to Moscow for the Miss Universe pageant. It was around this time that Trump’s desire to do business in Russia seemed to grow even stronger.

Months before going, Trump tweeted his hope that he and Putin would become close at the event. Because no major deal in Russia really gets done without high-level support from the Kremlin, Trump surely knew a good relationship with Putin would remove obstacles toward a final agreement.

And although during that trip, Trump only spent two nights at the Ritz-Carlton in Moscow, the site of some salacious allegations against him, a lot happened. For one, two real estate impresarios — Alex Sapir and Rotem Rosen , who both have connections to Putin’s cohorts — joined Trump in Russia and worked to make a real estate deal happen.

Trump also filmed a small part in a music video for pop star Emin Agalarov, the son of Aras Agalarov, a Russian billionaire tycoon with ties to Putin. Aras has previously claimed he helped Trump meet with local and foreign business leaders to discuss real estate opportunities.

Afterward, Trump tweeted his pleasure with the trip and the Agalarovs — even referencing his wishes for a future “TRUMP TOWER-MOSCOW.”

Still, however, no real estate deal materialized.

Trump’s company made a 2015 Moscow tower bid

Trump announced his candidacy for president in July 2015 — and Sater saw an opportunity.

“I figured, he’s in the news, his name is generating a lot of good press,” Sater told BuzzFeed News on May 17. “A lot of Russians weren’t willing to pay a premium licensing fee to put Donald’s name on their building. Now maybe they would be.”

This is where Michael Cohen really comes into the story.

Sater organized a meeting with Cohen — who at the time was representing Trump — in September 2015 to discuss having Trump license his name on a Russian-built edifice. Trump’s company wouldn’t actually construct the tower, but it would put his name on the structure and receive a portion of the revenue it generated. The two men came to an accord : Sater would find the builder and financiers for the project, while Cohen would ensure Trump signed the final agreement.

Sater was very confident. “I will get Putin on this program and we will get Donald elected,” Sater emailed Cohen . “Buddy our boy can become President of the USA and we can engineer it. I will get all of Putins [sic] team to buy in on this.”

The Russian-born businessman worked his contacts, and on October 12, 2015 , he emailed Cohen that Putin and a “top deputy” would meet with a surrogate for Sater in Moscow. What’s more, a Russian bank — VTB Bank — would fund the project. (The bank’s chair, Andrey Kostin , however, denies ever meeting Sater and says that his organization was never involved in a Trump Tower plan.)

One day later, Sater sent a nonbinding letter of intent , signed by Andrey Rozov, a well-to-do Moscow developer, to Cohen. The 17-page document would allow Cohen to negotiate the licensing deal with the Russians once Trump signed it. Some of the proposals in it are striking, including that it would be 100 stories tall with a pointy top and that any spas or fitness areas be branded “The Spa by Ivanka Trump.”

Trump eventually signed the letter of intent on October 28, 2015 — the same day as the third Republican presidential debate. On December 18, 2018, CNN obtained the signed copy of the letter. Cohen afterward wrote to Sater and Rozov that “we are truly looking forward to this wonderful opportunity.”

“Everything will be negotiated and discussed not with flunkies but with people who will have dinner with Putin and discuss the issues and get a go-ahead,” Sater wrote to Cohen on November 3. “My next steps are very sensitive with Putin’s very, very close people. We can pull this off.”

They eventually had a falling-out, in part because Sater couldn’t deliver. The effort died.

Cohen lied about the 2015 “Trump Tower Moscow” effort

So there are all these efforts by the Trump Organization over the years to develop this Trump Tower property. No big deal, right? After all, Trump was a real estate mogul for most of his life — developing real estate properties is what he does. What’s so wrong with that?

By itself, probably nothing. The critical question, though, is whether Trump’s desire to develop this property compromised him during his presidential campaign — making him more susceptible to the Kremlin’s attempts to influence the outcome of the 2016 election.

That’s one of the key questions the special counsel investigation — and the parallel congressional investigations — has been trying to answer.

To that end, Congress called in Cohen to testify before them in a closed-door setting last year.

According to Mueller’s court filing, Cohen sent a two-page letter to the House and Senate intelligence committees on or around August 28, 2017, in which he answered questions about the Moscow deal.

Here are three key things Cohen said in that letter, per Mueller’s team :

• The Trump Tower Moscow project ended in January 2016 and was not discussed extensively with others in the Trump Organization.
• Cohen “never agreed” to travel to Russia in connection with the Moscow project and “never considered” asking Trump to travel for the project.
• Cohen “did not recall any Russian government response or contact about the Moscow Project.”

Now we know that all of those statements are lies. And we know that because Cohen admitted it in court. “I made these statements to be consistent with Individual-1’s political messaging and to be loyal to Individual-1,” he told the federal court (“Individual-1” refers to Trump).

Here’s what actually happened, according to Cohen:

First, discussions about the Trump Tower Moscow project went deep into the presidential campaign — at least to June 2016 — and didn’t end that January as Cohen had previously stated. He also admitted that he spoke with Trump more than three times about the project — more than he confessed to before — and even briefed members of the president’s family.

What’s more, the court filing says Cohen and “Individual-2” — very likely Sater — “as late as approximately June 2016 ... discussed efforts to obtain Russian governmental approval for the Moscow Project.”

Second, Cohen did consider traveling to Russia and taking Trump with him. Cohen also asked a senior campaign official about the possibility for Trump to take a business trip to Russia.

It gets worse: The Mueller filing contains several instances of Cohen and Sater (“Individual-2”) emailing in May 2016 about plans for Cohen’s trip to Russia. In one message, Sater tells Cohen that a Russian official wants to meet him at a conference and “possibly introduce him” to either the President of Russia or the Prime Minister of Russia, “as they are not sure if 1 or both will be there.”

He originally agreed to go. But on June 14, 2016, he told Sater that he wouldn’t be traveling to Russia after all. That’s interesting timing, as it’s the same day the Washington Post reported that Russia hacked into the Democratic National Committee’s computer network.

Third, Russian government officials did respond to Cohen’s inquiries about the Moscow project. Around January 14, 2016, Cohen emailed the office of “Russian Official 1” — almost certainly Dmitry Peskov, Putin’s press secretary and trusted adviser — seeking help with the tower deal.

“I am hereby requesting your assistance,” Cohen wrote. “I respectfully request someone, preferably you, contact me so that I might discuss the specifics as well as arranging meetings with the appropriate individuals.”

About six days later, an assistant of Peskov’s wrote back requesting that Cohen call. He did shortly after receiving the email, and they spoke for about 20 minutes in which he outlined ways the assistant’s office could help move the deal forward.

The Kremlin originally denied ever responding to Cohen, with Peskov saying on August 30 2017 that “we do not react to such business topics.” But shortly after Cohen pleaded guilty, Peskov changed the story. “Later we called and asked why they wanted to have meeting in presidential Administration and explained that we have nothing to do with construction issues in the City of Moscow,” he said in a statement.

So why would Cohen lie about the Trump Tower Moscow project?

Experts I talked to say Cohen had good reason to want to keep his efforts to develop the Trump Tower Moscow project under wraps: It just looks bad. A Trump representative trying to secure a lucrative business deal with Russians closely linked with Putin on Trump’s behalf during the 2016 presidential election — all while Trump was repeatedly championing better Washington-Moscow ties in campaign speeches — probably wouldn’t play well with congressional investigators.

So instead of telling Congress and others the truth, Cohen chose to lie.

But now, he’s saying he has come clean. It’s possible Cohen confessed about the Trump Tower Moscow efforts in hopes of reducing his punishment for lying to Congress.

Trump , however, still defends his company’s push to make a deal in Russia.

“There was a good chance that I wouldn’t have won [the election], in which case I would have gone back into the business,” he told reporters. “And why should I lose lots of opportunities?”

And I will use my legal skills within which to protect Mr. Trump to the best of my ability.” In April, the F.B.I. raided Cohen’s office after he became a target in special counsel Robert Mueller’s investigation. Trump was quick to come to Cohen’s defense. But once the investigation zeroed in on Cohen, the lawyer began to change his tune. “My wife, my daughter and my son have my first loyalty and always will. I put family and country first.” In July, Cohen released audio from a conversation with Donald Trump that he secretly recorded two months before the 2016 election. The two appear to be discussing payments to a former Playboy model who said she had an affair with Trump. Cohen: “When it comes time for the financing, which will be —” Trump: “What financing?” Cohen: “Well, I have to pay … No no, no, no. I got — no, no no.” Here’s when things between Trump and Cohen began to publicly fall apart. In a tweet he said: “What kind of a lawyer would tape a client? So sad!” “I expected something like this from Cohen, he’s been lying all week. I mean, for two — he’s been lying for years. There’s nobody that I know that knows him that hasn’t warned me that if his back is up against the wall, he will lie like crazy, because he’s lied all his life.” On Aug. 21, Cohen pleaded guilty to violating federal campaign finance laws. And then on Nov. 29, Cohen made a surprise appearance in a Manhattan courtroom where he confessed to lying to Congress. He admitted he’d been negotiating to build a tower in Moscow for Trump well into the 2016 presidential campaign. Prosecutors in the special counsel investigation have interviewed Cohen repeatedly over the past several months. “Mr. Cohen has cooperated. Mr. Cohen will continue to cooperate.” Trump tried to minimize the admission. “What he’s trying to do is get a reduced sentence. So, he’s lying about a project that everybody knew about. I mean, we were very open with it.”

WASHINGTON — Donald J. Trump was more involved in discussions over a potential Russian business deal during the presidential campaign than previously known, his former lawyer Michael D. Cohen said Thursday in pleading guilty to lying to Congress . Mr. Trump’s associates pursued the project as the Kremlin was escalating its election sabotage effort meant to help him win the presidency.

Mr. Trump’s participation in discussions about building a grand skyscraper in Moscow showed how the interests of his business empire were enmeshed with his political ambitions as he was closing in on the Republican nomination for president. During the early months of 2016, when the business discussions were taking place, he was publicly pressing for warmer relations between the United States and Russia and an end to economic sanctions imposed by the Obama administration, policy positions that might have benefited his family business.

Court documents made public by the special counsel, Robert S. Mueller III, detailed new accusations against Mr. Cohen, the president’s former fixer, who already pleaded guilty this year to committing campaign finance violations and financial crimes. Mr. Cohen was the point person at the Trump Organization for negotiating a deal for the Moscow project, and on Thursday he admitted lying to congressional investigators about the duration of the negotiations and the extent of the involvement of Mr. Trump — who is identified in the court documents as “Individual 1.”

After pleading guilty in a Manhattan courtroom on Thursday morning, Mr. Cohen said that he made the false statements to Congress out of loyalty to the president and to align with Mr. Trump’s “political messaging.”

Mr. Cohen’s cooperation with the special counsel’s investigation raises the possibility that he might have information about the central focus of the inquiry: whether President Trump or any of his associates conspired with Russia’s efforts to disrupt the 2016 election. And it was the second time that Mr. Cohen has imperiled the presidency; he said in court in New York in August that Mr. Trump directed hush money payments during the 2016 campaign to conceal potential sex scandals.

The Trump Tower discussions were occurring as Russia ramped up its sabotage campaign , the information provided on Thursday by Mr. Cohen showed, though the documents do not say whether any of Mr. Trump’s advisers were aware of the Russian disruption effort. According to a grand jury indictment made public this year, Russian intelligence operatives hacked the emails of Hillary Clinton’s campaign chairman in March 2016. That same month, an obscure professor whom Mr. Mueller’s team has identified as a likely cutout for Russian intelligence began courting a Trump campaign aide , George Papadopoulos.
